What are your opening hours?
Our offices are open Monday to Friday between 9.15am -5.30pm. We're also open on Saturdays between 9am and 4pm.
Full compliance for total piece of mind
We will ensure that your property complies with all the latest regulations affecting the rental market. We can organise any necessary certification that may be required, such as an Energy Performance Certificate and Gas and Electric certificates, as well as check any potential tenants' right to rent, giving you complete peace of mind.
We will conduct a visual inspection of your property on a regular basis to ensure any problems and maintenance issues are dealt with in a timely manner.
When your property becomes available to rent, we will proactively find new tenants willing to pay the optimum rent as quickly as possible to minimise the risk of a void period occurring between tenancies. We will also handle all the necessary paperwork, including comprehensive reference checks, preparation of new tenancy agreements, inventory report at the beginning and end of a tenancy, deposit registration and ongoing rent collection.

Do you provide a fully managed letting service?
We can provide whatever level of letting service you need. Our fully managed letting service takes all the worry and hassle of letting your property off your hands. We take care of everything for you on an on-going basis, including:
- Letting agreements between you and your tenant
- Setting up standing orders
- Liaising with utility companies
- Arranging relevant legal notices for your protection
- Deposit submission through our association with The Deposit Protection Service
We also offer a Let Only service, which includes all of the above as a one-off service rather than an on-going arrangement, meaning you will be responsible for rent collection and any further problems that may occur. We would only recommend our Let Only service to experienced landlords as there are many issues that could occur during a tenancy period that would require prior knowledge of the letting process.

How long does it take to find a tenant for my rental property?
As we have a mailing list of ready and willing tenants looking for new rental property, we can usually match a tenant to your property within four weeks of initial instruction. Once you decide to let your property with us, our negotiators phone out and match your rental property to the right tenants.
What levels of service do you provide?
We can offer a Fully Managed service, Let Only and Rent Collection Only.
What are your charges?
A Fully Managed service can be provided with an initial set up fee of up to one month rent and a monthly management fee of up to 12% plus vat of the monthly rent. A Let Only service is charged up to one month rent. Rent Collection Only service is provided at a fee of up to 7% of the monthly rent.
What additional costs are involved in letting my property?
You will be required to have landlord insurance protection, an Energy Performance Certificate at grade E or above, a Legionnaires Certificate, an annual Gas Safety Inspection and certificate and an Electrical Installation Condition Report prior to the commencement of a tenancy. These can be performed by one of our trusted contractors and prices can be provided on request.
How can I apply to rent one of the properties I've seen advertised with you?
Contact the lettings office marketing the property that you are interested in by email or phone, or alternatively action your interest on line through one of the several portals that we use to advertise. You will be sent a series of initial questions to assess your suitability before arranging a viewing. Our helpful teams will then advise and support you through the process of completing our internal application.
How much deposit will I need to move into a rental property?
The deposit required is relevant to the market rent of the property being advertised and equivalent of up to 5 weeks rent.
How long will my tenancy agreement be for?
You will be provided with an assured shorthold tenancy with a minimum six month fixed term. Longer terms can be negotiated.
